Town Planning & Building Plans

Most properties are under planning control and therfore you need to obtain a planning permit from the local council. As we deal with all the local councils on a daily basis, we can take care of you application from lodgement to council through to you receiving you planning permit.
Once your planning permit has been issued, we can produce the "working drawings" of your design. Your working drawings will include an accurate site plan, floor plans, elevations and structural details.

Building Permits

Once your building plans have been finalised you are required to submit them to the building surveyor for a building permit. We can also take care of the lodgement right through to you receiving the Building Permit. There are fees involved with most permit applications, but it's designed to cover the cost of a plan review before construction and the field inspections that'll be done after work begins. Once the Building Permit is issued, work is generally required to commence within 12 months and completed within 24 months from the date of issue of the permit. A building cannot be occupied unless an occupancy permit is issued. If a person occupies a building without the issue of an Occupancy Permit, they are not only illegally occupying the building but may not be covered by insurance.

Engineering

Our engineers ensure that the designs satisfy the requirements given, including safety and serviceability. Our structural engineers will design simple beams, columns, and floors for your new building, including calculating the loads on each member and the load capacity of various building materials (steel, timber, masonry, concrete). Our Structural Enginners complete Retaining wall design, Slab and footing designs, Certification of Structural adequacy, Structural Beam Design.
